Zuari Gangothri Tribhuja is a nine-tower, 1,730-home high-rise development on 10.42 acres at Survey Nos 149, 155 and 156, Kollur village, Ramachandrapuram mandal, Sangareddy district, Telangana 502300. It is developed by the Gangothri Group, with Zuari Infraworld India Ltd as development manager. The Outer Ring Road forms the site's western boundary, a 100 ft grid road runs along the north, and the ORR Exit 2 (Edulanagulapally) ramps begin about 390 m north of the site.
This page sets the project out as the documents record it: who the parties are, which approvals exist and on what dates, what the amended environmental clearance actually authorises, how the three RERA registrations divide the nine towers, and where the marketing in circulation departs from the filings. Where a figure has not been established, this page says so rather than filling it in.
The developer and the promoter entity of record
The Gangothri Group is the developer. Zuari Infraworld India Ltd is the development manager. Those are two different roles and the difference is not cosmetic.
Zuari Infraworld's own Development Services page describes the mandate it takes on: the company remains "outside the purview of land acquisition, project approvals and funding, allowing our partners to retain ownership". That is the development manager's published description of its own business, not an inference drawn here.
Every government document on this project sits on the Gangothri side. The terms of reference, the original environmental clearance, the terms-of-reference amendment, the clearance amendment, the pollution board's consent for establishment and all three TG-RERA registrations name a Gangothri entity. The signed clearance amendment of 17 March 2026 records the project as "Gangothri Tribhuja Towers by M/s. Gangothri Developers" and names the promoter as M/s Gangothri Developers, a partnership firm, with Sri K. Madhuram Reddy as Managing Partner.
Zuari Infraworld will not be the seller on your sale deed. Which Gangothri entity will be is answered on the three RERA certificates themselves, and those certificates sit behind the authority's search form and have not been read here. The entity named on the environmental clearance is the partnership firm.

Why the pattern is structural rather than a matter of wording
The clearest evidence that this is a genuine role split, and not a naming convention, comes from a different state's registry. Where Zuari owns, Zuari Infraworld India Limited is itself the registered promoter - that is the position on Zuari Garden City's plots, on Brindavan Serenity and on Kaveri Apartments in Karnataka. Where Zuari manages, someone else is the registered promoter - Zuari Park View is registered to Swiss Cottage Infraworld, and Zuari KinetiX to SSK Infinity Ventures LLP. Tribhuja belongs to the second group.
The practical consequence for a buyer is simple. A development-management mandate brings process, design supervision and a recognisable brand to a project. It does not bring a balance sheet. If a question arises about funding, approvals, delivery or a refund, the party answerable under the Real Estate (Regulation and Development) Act is the registered promoter, and that is a Gangothri entity.
One entity question the record does not settle
The company presents two names. The filings are addressed to M/s Gangothri Developers, a partnership firm, and the clearance amendment granted in March 2026 still is. The developer's own website and the January 2026 price list carry Gangothri Infra Edge Pvt Ltd, described by the company itself as "(Formerly Gangothri Developers)".
Three readings are possible - a conversion of the firm into a company with the clearance not yet transferred, a new company taking over the brand, or marketing shorthand for one continuing business - and the public record does not distinguish between them. No incorporation record for Gangothri Infra Edge Pvt Ltd could be retrieved. This page names both and asserts no conversion. Ask which entity is named as promoter on the RERA certificate for your phase, and confirm that the same entity appears as seller on the agreement for sale.

The environmental clearance runs ten years from 29 July 2022, to 29 July 2032, under S.O. 1807(E) dated 12 April 2022. The environmental consultant on the file is M/s Team Labs and Consultants, Hyderabad.
One line in that table is weaker than the others and is marked as such. The HMDA building permission number is published by the development manager on its own project page. It has not been checked against HMDA's own records here, and it is the only approval on this project whose existence rests on a single source. Every other row is a signed order, a recital inside a signed order, or a direct read of the authority's own registry.
The RERA position, stated exactly
Registered with TG-RERA in three phases: P01100010651 for Phase 1, Towers F, G and I; P01100010652 for Phase 2, Towers D, E and H; and P01100010650 for Phase 3, Towers A, B and C together with the clubhouse. All three appear in the authority's own project registry and both brand owners publish them.
Registration dates and filed completion dates have not been verified. They sit on the certificates themselves. What can be said about timing is that registration fell somewhere between 2 January 2026, the date of the price list, which conditions the second payment on "the date of RERA" and therefore records registration as still pending, and 31 August 2026, when the registry carried all three. Anything narrower than that window is invention.
Gangothri's own banner writes the three numbers as a single run-on string. They are three separate registrations of three separate phases and should be treated that way.
The regulatory record is clean. TG-RERA's Revoked Projects and Agents list and its Defaulters list were read in full. No Gangothri entity and no Zuari entity appears on either. No RERA order, appellate order, court judgment or consumer-forum award naming any Gangothri entity could be evidenced.
GO 111 does not apply to this parcel
This is the question west-Hyderabad buyers ask first, and the answer is in the order rather than in anyone's reassurance. Both signed orders from the state environmental authority record the same two findings: the site does fall within the 10 km radius of Himayatsagar and Osmansagar lakes, but Kollur is not among the 84 catchment villages listed in G.O.Ms.No. 111 M.A. dated 8 March 1996. The building restrictions in that order therefore never applied here.
The clearance conditions worth reading before you book
The amendment of 17 March 2026 attaches conditions. Several of them are ordinary. These are the ones that change what a buyer is being sold.
- A 2 m greenbelt along the entire site boundary.
- Refuge floors to National Building Code norms, which is a material provision in a 37-storey tower and a legitimate thing to ask to see on the drawings.
- Mechanical ventilation in all four basement levels, of both the towers and the amenity block.
- Water and sewerage connections to be obtained from HMWS&SB or the local body. This is a condition still to be discharged. It is not a record that a mains connection exists.
- Treated sewage to be reused to the maximum extent for landscaping and avenue plantation.
- A binding agreement with the residents' association so that the sewage treatment and solid-waste obligations survive handover. This is a genuinely buyer-favourable condition and it is worth asking to see the draft.
- Self-certification filed to the public environmental record every 1 June and 1 December, which means compliance on this project is publicly checkable twice a year for the life of the clearance.
- The greenbelt allocation in the environmental management plan was raised from ₹7.90 lakh to ₹15.00 lakh, and the plan was re-benchmarked against a construction-cost norm of ₹2,150 per sq ft.
The programme as filed
The clearance was amended on 17 March 2026 and almost every headline number moved. The right-hand column below is the governing one. Pages still quoting the left-hand column are quoting a document that a signed order superseded.

The clearance states square metres. The acreage and the million-square-foot figures on this site are conversions of the filed square metres and are published to the precision shown above and no further.
What the amendment actually did to the building
Read together, the amendment describes a smaller site carrying a slightly smaller programme at a higher cost. The land fell by 19 per cent. The homes fell from 1,850 to 1,730. The filed cost rose from ₹1,241 crore to ₹1,458 crore. And the green area was cut by 48 per cent, from 8,848 sq m to 4,635.4 sq m - a much steeper cut than the site itself took.
11.0 per cent is the only open-space figure this site publishes, because it is the only one a signed order supports.
The 4B+G+32 correction
The amendment dropped the 4B+G+32 configuration. That is a building type, not a count of buildings. The clearance's floor-configuration row lists the types of block the project may build, and the registry independently proves there are nine residential towers, lettered A to I with no gaps. All nine are now of the 4B+G+37 type, alongside one 4B+G+5 amenity block. Nothing in the amendment removed eight towers, and any reading that says it did misreads the row.
The three-phase RERA structure
The registry's own project names enumerate the towers. This is the single most useful piece of information a Tribhuja buyer can have, and it is not on any competing page.

The clubhouse is registered in Phase 3. A buyer in Tower F, G or I is buying under Phase 1 and receives the clubhouse only when the last phase completes - while paying the same ₹4,00,000 clubhouse charge as every other buyer. That falls straight out of the registry's own project names.
Three registrations also mean three of everything else that RERA requires:
- Three separate project accounts. Money collected from Phase 1 buyers cannot be applied to Phase 3 construction.
- Three separately declared completion dates, one on each certificate.
- Three sets of quarterly progress reports, filed and updated independently.
- Three separate remedies. A Phase 1 allottee has no RERA remedy against a Phase 3 delay, which matters precisely because the clubhouse and its charge sit in Phase 3.
Before booking, establish in writing which tower your unit is in, which of the three registration numbers covers it, and what completion date is declared on that certificate.

Three of those rows carry a caveat and should be read with it.
The architect. The commission to LAVA is published by the development manager and by no one else. LAVA is a real and well-known practice, but its own project index lists no project in India and none named Tribhuja. This site records the credit as the development manager's claim rather than as an established fact.
Ceiling height and corner homes. The development manager publishes a ceiling height of 10 feet 6 inches and states that 76 per cent of the homes are corner homes. Both figures appear on zuariinfra.com and in no filing. Get both confirmed in the cost sheet or the agreement for the specific unit you are buying.
Unit sizes. There is no unit schedule, no size range, no carpet area and no tower-wise unit count in the environmental clearance, in the RERA registry record, in the price list or on either brand owner's website. The one size figure with a primary source behind it is a programme average of about 2,140 sq ft, obtained by dividing the filed 3.70 million sq ft of super built-up area by the filed 1,730 homes. That is an average across the whole development. It is not a unit size and it should never be used as one.
Under section 2(k) of the Real Estate (Regulation and Development) Act 2016 an apartment is sold on carpet area. No carpet area is disclosed for this project anywhere. Ask for the RERA-registered carpet area, the super built-up area and the loading factor for your specific unit, in writing, before any money moves.
Where the filings and the marketing disagree
This project has been described in public since March 2025, and most of that description now conflicts with a signed order. The table below is the reconciliation in full. Nothing here is averaged - where a filing and a marketing figure disagree, the filing is published and the marketing figure is recorded as superseded.

Four acreage figures for one site is not a rounding disagreement. The sources have not reconciled them and this page does not attempt to either. The clearance amendment of 17 March 2026 records 42,160.6 sq m. That is what is published here.
There is an ordinary explanation for part of it. The launch announcement of 3 March 2025 was accurate to the clearance then in force, and everything downstream copied it. The clearance changed a year later. Almost nothing downstream was updated.

Where the project stands today
Status: pre-launch. Both brand owners still describe the project as launching soon or upcoming, and sales had not launched as at the end of August 2026.
Construction stage: excavation initiated. That is the only primary evidence of work on the ground, and it is recorded by the state environmental authority in both the October 2025 order and the March 2026 order. There is no evidence of foundation completion, of piling, or of any superstructure.
Possession: not established. Each of the three phase registrations carries its own filed completion date on its own certificate, and none of the three has been verified. The dates circulating elsewhere have no primary source behind them.
That is an uncomfortable answer to the question every buyer asks first, and it is the honest one. The way to close it is not to trust a portal. It is to search the project name on the Telangana authority's own project search, open each of the three registrations, and read the declared completion date on the certificate for the phase your tower is in. Then ask the sales office to confirm the same date in writing.

What to take to the sales office
Six questions, each of which has a document behind it.
- Which of the three registration numbers covers my tower, and what completion date is declared on that certificate?
- Which entity is named as promoter on that certificate, and is it the same entity that will execute my agreement for sale and my sale deed?
- What is the RERA-registered carpet area for this unit, and what is the loading factor to the saleable area I am being charged on?
- The clubhouse is in Phase 3. What is the declared completion date for Phase 3, and on what basis am I paying the ₹4,00,000 clubhouse charge on a Phase 1 booking?
- Has the HMWS&SB or local body water and sewerage connection been obtained, or is it still a condition to be discharged?
- Show me the refuge floors on the drawings, and the draft of the residents' association agreement that the clearance requires for the sewage treatment plant and solid-waste obligations.
A sales office that answers all six in writing is dealing with a buyer who has read the file. That is the point of this page.

Buyers usually read a phased launch as a scheduling convenience; legally these are three projects that share a boundary wall.

What is defensible is the window: the price list of 2 January 2026 conditions payment on "the date of RERA", so registration was still pending then, and all three registrations appear in the registry as at 31 August 2026.
